The contractors in this project engaged our office as their project manager on the construction of a mixed‐use residential development belonging to the developers Baron Group. The site was formerly occupied by a hotel. Our work involved the co‐ordination between the different sub‐contractors and trades. We also undertook the structural design and detailing of the substructure of the southernmost block. The structure took the form of a reinforced concrete transfer slab over the basement level, transmitting the loads from the masonry walls of the apartments on to a grid of reinforced concrete columns at the carpark level and down to the pad foundations.
The beam grillage was designed to allow a staggered construction sequence in view of a large, existing electrical substation that had to remain operational until the replacement could be energised. This constraint required additional underpinning work to third‐party properties to stabilise them until new buildings could be built in the future.
